This Avant-garde hotel occupies a priveleged position at the top of panoramic cliffs overlooking the Atlantic Ocean and the 18th hole of the Sir Nick Faldo designed gold course as well as the clubhouse. Designed to take maximum advantage of the exceptional location and to offer the ultimate holiday retreat, the spaciou 5-star hotel consists of 68 rooms (58 Master Suites - all boasting a very generous average of 42m2 - and 10 Presidential Suites of 81m2 average) with luxury facilities including a spa, gymnasium, treatment rooms, ocean-facing infinity pool, Madeiran-hallmark tropical gardens, restaurants and bars.
Each of the 68 hotel rooms is divided into 13 investment units with a total of 28 nights room rental income allocated to each unit. The 28 nights are rotated in each quarter every year to ensure investors receive rental income at different times in each quarter. Investors have the option to stay in their room for 7 of their allocated nights per year for the price of a small administration fee. Investors pay a very low entry price (£6,750 for a Master Suite), which is followed by 5 very affordable stage payments between the starting date and completion (April 2012) of the Hotel.
Once the hotel opens, investors start earning rental income from their room at a rate of 50% of the revenue.

Morgan Forbes' managing director, Michael Nascimento joined UK journalists from Trinity Mirror and A Place in The Sun on a press trip to Madeira, Portugal. The greatly anticipated press trip with the focus on an interview with the island's President Manuel Baeta, was finalised late Wednesday last week after the UK airspace flight ban was lifted following the chaos caused by the Icelandic ash cloud.

President Baeta was supported by Madeiran minister, Dr Paulo Sousa.

Having Dr. Sousa's attendance was crucial at the meeting, as he is directly responsible for overseeing the build and completion of the Sir Nick Faldo designed golf course. To date, the Golf Course has received government funding of 17 million Euros, the result of which plans to bring a massive surge of tourism to the currently under-developed region of Calheta. Concerns of the build process being stunted following the events in February this year were quickly and confidently dismissed. The PGA Golf Course is currently under construction and set for completion on time.

The trip was organised for President Baeta to underpin the overwhelming government support for the building of Morgan Forbes 5-Star boutique hotel in Ponta do Pargo, Calheta situated on the westernmost point of the island and for Dr Paulo Sousa to report on the progress of the golf course.

Representatives from both Madeiran and Portuguese national press participated in the official interview with President Baeta, with the biggest question on everyone's minds being where the project stood in relation to the predicted timescale.

The hotel designers, MSB Architects joined Michael Nascimento in opening the meeting with a concise PowerPoint presentation detailing the design, concept and layout of the project. This was followed by an open-forum where the press presented questions directly to the President.

Michael Nascimento and MSB also confirmed that during the coming week, detailed plans will be submitted to the President. Once the plans are submitted and processed accordingly, the President anticipates the license to be granted by early summer this year.

The Ponta Do Pargo hotel is currently selling in Phase 3. Once the building license has been passed this will propel the project to Phase 4, instantly appreciating investors units by approximately 15 - 18%.

Michael Nascimento will be returning from Madeira later this week to report on the progress of the plans being submitted to the Madeiran government. The President added further value to the Morgan Forbes' project by explaining that the Ponta Do Pargo region is a conservation area and, unlike neighboring countries, this part of the island will not be overdeveloped, thereby ensuring high occupancy levels and a regular clientele for the hotel.
